Vacancy Inspections are an affordable way to ease the uncertainty of a property left vacant; either between tenants or for tenants who are going to be away from their rental home for an extended time.

During a property visit, your heating and plumbing systems, lights/doors/windows are checked for functionality, and your property can be monitored to ensure it is secure and your obligations as a tenant/owner are being met.

At $25/visit, your insurance policy can remain valid and losses are more likely to be mitigated and covered.

Finding the time to complete the jobs yourself, or finding the right worker at the right time and the right price, can be difficult. We aim to reduce the frustrations that go along with maintaining and improving your real estate investments. Project Management is available for clients who are unable to coordinate renovation work on their own.

All sub-contractors undergo pre-screening which ensures the required licensing, liability and WCB coverage for all its services.
Our subcontractors provide the tools and equipment needed to perform their work. Customers are required to provide all supplies and materials.

Basic Trades

The rate for basic trades is $40/hr for carpentry, basic electrical fixture replacement, drywall hanging & repair, and insulation installation.

Plumbing

The rate for plumbing is $40/hr – $70/hr, depending on contractor needed. This includes fixing plugged toilets, replacing fixtures & faucets, repair of leaky or frozen pipes, and replacement of hot water tanks.

GST applies to all services.
A minimum one hour service charge on all jobs.

Property Development

For your larger development projects, we strongly recommend finding a qualified, licensed and certified general contractor. Rustic Luxury can assist with contractor selection & communications, manage and oversee your project, assist with sourcing supplies, conduct site inspections, provide work updates with photographs and regular client contact, and assist with billing and payments. Communication with municipal authorities, ensuring permits are obtained when required, coordination of utility operators, and financial tracking is available when requested.

Rustic Luxury charges 10% of labour costs to oversee projects beyond $500 and bills $40/hour for consulting services.
